CORE Residence or Eaton Residence: two completed city homes, two different routines
Both can be inspected today, but they solve different versions of central-city living. CORE places the TRX district and MRT interchange at the centre of the decision; Eaton offers a wider layout ladder on the Conlay side of KLCC.

The address should change the week you actually live.
CORE is the more direct starting point when TRX itself, the Exchange, or the Kajang and Putrajaya MRT lines sit inside your repeated week. Eaton makes more sense to test when your routine leans toward Conlay, Pavilion, the park side of KLCC or the Jalan Kia Peng edge. “City centre” is too broad to decide between them.
Use the same two journeys for both buildings: one weekday commute and one evening or weekend route. Begin at the residential lobby, include the lift and crossing experience, and stop when you reach the platform, office or place you genuinely use. The shorter map pin may not produce the easier routine.
Because both are completed, compare homes rather than promises.
CORE records completion in 2024, while Eaton records completion in 2022. That lets you inspect the actual arrival, common areas, traffic noise, lift wait, corridor and view for a selected unit. A polished brochure should carry less weight when the building itself can answer those questions.
Request comparable evidence for each shortlisted unit: current condition, parking position, management charges, sinking fund and the latest management documents available to the owner. A well-kept unit in the less obvious building can be a better buy than the stronger address with renovation or management issues.
CORE is a compact ladder; Eaton stretches much further.
The familiar CORE Tower 1 and 2 plans run from 624 to 1,022 sq ft, covering one- to three-bedroom configurations. Eaton begins at a similar 635 sq ft but extends through larger two-bedroom and family plans to 2,874 sq ft. Buyers comparing the compact end can line up like with like; larger households are making a different decision.
Choose the room count first, then mark dining, work, luggage and long-stay guest space on the actual plan. In compact homes, a “+1” only helps if it has usable width and privacy. In larger homes, extra floor area should create better separation rather than longer corridors or rooms you will not furnish.

Tenure matters, but it does not replace a complete cost comparison.
CORE is recorded as freehold and Eaton as leasehold. Keep that difference visible, especially if holding period and future buyer preference matter to you, but do not let the label hide the price of the exact unit, renovation work, recurring charges and parking arrangement.
Build a simple five-year ownership view for the two actual units. Include purchase costs, immediate work, furnishing, management and sinking-fund charges, and any finance assumptions you are comfortable using. The comparison becomes useful only when both homes are costed at the size and condition you would genuinely buy.
Run the same 45-minute viewing test in both buildings.
Arrive by the route you expect to use, park in the allocated bay if possible, travel to the home, open the windows and stand quietly in the main bedroom. Check afternoon heat, construction or road noise, kitchen ventilation, storage and the privacy of the outlook. Then walk one normal destination from the lobby.
Keep notes under the same headings instead of relying on memory. Score nothing until both viewings are finished. A side-by-side record of the real units will tell you more than a general claim that TRX is newer or KLCC is established.
Who should begin with which project?
Begin with CORE if your week centres on TRX, interchange rail access and a compact one- to three-bedroom city home. Begin with Eaton if the Conlay and KLCC side works better, you want a completed residence, or your shortlist needs a layout substantially larger than CORE’s familiar Tower 1 and 2 range.
Do not choose from this article alone. Use it to decide which two or three actual units deserve an appointment. If both remain close, compare the same bedroom count and budget, then let unit condition, view, recurring cost and the full door-to-destination route break the tie.
