PROJECT COMPARISON / KLCC
Eaton Residence or CloutHaus: completed certainty or a newer KLCC proposition?
Eaton can be judged as a completed home. CloutHaus is a freehold, hotel-linked project with a 2029 completion reference. The useful comparison is not old versus new; it is present evidence versus future fit.

The first decision is when the home must become real.
Eaton records completion in 2022, so a buyer can inspect the exact home, outlook, common areas and management condition now. CloutHaus carries a 2029 completion reference, which makes its plans and future operating arrangement more important than a showroom impression. These are different kinds of evidence.
If the home must be occupied or rented within a firm period, keep the choices in separate timing columns. Include progressive payments, current financing, existing rent and the cost of waiting. A future project should win because its tenure, plan and proposition suit the buyer—not simply because the presentation feels newer.
Eaton offers the wider family range; CloutHaus is more compact.
Eaton’s published plans span 635 to 2,874 sq ft, from one-bedroom homes to four-bedroom-plus-study layouts. CloutHaus spans 549 to 1,216 sq ft, with compact one-bedroom, two-bedroom, selected dual-key and three-bedroom choices. Their similar project counts hide a very different internal market.
A buyer below 1,000 sq ft can compare several like-for-like city plans. Above that, decide whether the need is a conventional family home, a dual-key arrangement or simply more shared space. Do not compare price per square foot until the plan solves the same household problem.

The hotel connection needs practical questions, not a lifestyle label.
CloutHaus forms part of a hotel-linked development. Ask how residential arrival, privacy, shared services, title and operating rules are separated. Identify which spaces are resident-only, which are shared, and whether any service is included, optional or separately charged. The answers should relate to the exact residential component.
Eaton’s completed condition provides a clearer current operating picture. That does not automatically make it better, but it lets you observe security, visitor handling, lift movement and resident use. Compare the systems you will live with, rather than treating hospitality branding as either an automatic benefit or drawback.
Freehold versus leasehold belongs beside price and holding period.
CloutHaus is recorded as freehold and Eaton as leasehold. For a long holding period, that difference may carry weight. It still needs to be considered beside the actual purchase price, completion timing, unit condition, recurring charges and the depth of demand for the particular size you choose.
Compare the reachable unit in each project. A lower advertised entry price may refer to a smaller layout that does not meet the same need. Use total price, finance timing and furnishing or renovation costs, then record tenure as one decision factor rather than allowing it to settle the comparison alone.
Walk the exact KLCC route at the hour you will use it.
Eaton sits on the Conlay side of the district, while CloutHaus has a different street relationship toward central KL. Test the route to the office, rail stop, Pavilion or KLCC destination that matters to you. Include crossings, shade, rain cover and the final return after dark.
A central address can still create a car-dependent routine if the walk feels awkward. Conversely, a slightly longer route may work when it follows the destinations you use every week. The street test should sit beside the plan test, not underneath a general KLCC label.
Choose the uncertainty you are prepared to carry.
Start with Eaton when you need a completed home, want to inspect a real unit or require a plan well above CloutHaus’s range. Start with CloutHaus when freehold tenure, a newer hotel-linked setting, compact city layouts or selected dual-key arrangements are central to the brief and the 2029 timing works.
If both remain, compare one actual Eaton unit against one exact CloutHaus plan at the same total budget. List what can be verified now and what must wait. The stronger shortlist is the one that makes those unknowns visible before an appointment, not after a booking decision.
